Hampton Chase is a single-family home HOA in Pensacola, FL. These documents — design guidelines, bylaws, and articles of incorporation — outline the rules for exterior changes, how the association is run, and what homeowners must follow. Anyone buying or living here needs to understand that nearly all outdoor modifications require prior approval from the Architectural Review Committee (ARC), and the HOA has specific powers to enforce rules and collect assessments.
- Architectural review & design guidelines: Most exterior changes (fences, sheds, paint, roofing, landscaping, driveways, gutters, pools, outdoor lighting, holiday decorations, basketball hoops, trampolines, playsets) must be approved by the ARC before starting. The guidelines list many specific prohibitions — for example, metal roofs, above-ground pools, front-yard fences, circular driveways, screen doors on the front, and permanent basketball hoops are not allowed.
- Fencing & landscaping standards: Fences must be approved, can't exceed 6 feet (8 feet on perimeter by Parsonage), and front-yard fencing is banned. Landscaping changes (except small seasonal annuals and solar lighting) need ARC approval; vegetable gardens in front beds and invasive plants like bamboo are prohibited.
- Paints, colors & exterior finishes: Exterior paint changes need ARC approval. Garage doors must stay beige; shutters and front doors must be earth-toned. Painting or staining driveways, sidewalks, or curbs is prohibited. All colors must come from the Hampton Chase Color Palette.
- Sheds, pools & drainage modifications: Sheds must be wood with a shingled or metal roof, no taller than 12 feet, and need ARC approval. Only in-ground pools are allowed; above-ground pools are prohibited. Any drainage changes require ARC approval and a site plan to avoid impacting neighbors.
- Holiday & seasonal decorations: Christmas decorations must be removed by January 20th. Other holiday decorations must be taken down within two weeks after the holiday.
- Association governance & meetings: The HOA is run by a board of at least three directors, elected by members. Annual member meetings are held; 20% of each class of members constitutes a quorum. The board can levy assessments, enforce rules, and suspend voting rights or common area use for rule violations (up to 60 days).
- Assessments & reserve funds: Homeowners must pay annual and special assessments, which are secured by a lien on the property. The budget may include limited voluntary reserve accounts; if reserves aren't fully funded, special assessments could be needed. The board sets the annual assessment and can foreclose for nonpayment.
- Amendments & governing documents: Bylaws can be amended by a 51% vote of each class of members present or by proxy. The Declaration controls over the Articles and Bylaws if there's a conflict. Articles of Incorporation require 75% of all members to amend.
