What The Lake St. George South Homeowners Association, Inc.'s governing documents say
This is a supplement to the governing documents of The Lake St. George South Homeowners Association, Inc., d/b/a The Courts of Lake St. George, a single-family home and duplex community in Oldsmar, FL. It reinstates and clarifies the community's architectural guidelines and maintenance rules, binding all homeowners. The text is a Board-adopted set of rules, not the full Declaration or Bylaws.
- Architectural & paint standards: Homes must follow specific paint color schemes (body and trim colors) per the builder's original scheme, listed in Exhibit A for each model type. All exterior paint, fascia, soffits, garage doors, and trims must be kept neat and free of mold or rust. Front doors can be either body or trim color at owner's discretion.
- Lawn & landscape maintenance: Homeowners must maintain all lawns visible from the street (including strips between sidewalk and curb). Grass over 12 inches is not permissible. Edging is required at least once every two months. Landscaping projects must be completed within three months. Trees and shrubs must be trimmed to not impede walkways or touch roofs (3' clearance recommended).
- Home repair & maintenance timelines: Any home repair or landscaping project that creates an incomplete appearance must be completed within three months. If not, the Association may restore the area at the owner's expense after notice.
- Vehicles, boats & parking: No boats, jet skis, trailers, or commercial vehicles (as defined by Pinellas County statute) may be parked overnight in front of a house or in sight of the street unless enclosed by a 6' privacy fence. No vehicles may be parked overnight on lawns except on approved vehicle pads. Only one unregistered or inoperable vehicle is allowed per property, parked in the driveway near the garage; a second such vehicle is allowed for up to three nights occasionally.
- Fences: Fences must be well-maintained and either uniformly painted or unpainted. Erecting a fence directly on a lot line requires written consent from the adjacent owner. Fences on Association property may be removed at owner's expense without notice.
- Rubbish & storage: Rubbish cans may be left at the curb for no more than 24 hours and must not be regularly stored in front of a house or front fence. Lawns and courts may not be used for storage of machinery, vehicles, construction materials, or debris. Items marked for sale/free may be left out no more than three days.
- Common property use: No motor vehicles are allowed on Association property except maintenance/utility vehicles. Association property is closed to public use between 11 p.m. and 6 a.m. (trespassing). No planting or removal of plants on Association property without Board approval.
- Enforcement & tenant rules: Violations are enforced via written notice with a deadline and right to appeal; repeat violations within six months may lead to immediate action. Landlords must provide tenants with a full copy of governing documents, and tenants must sign a disclosure form agreeing to abide by the rules.
