The Roney Palace Condominium Association, Inc. is a condominium community in Miami Beach, FL — you own your individual unit and share ownership of the building's common elements. The following rules apply to owners, tenants, guests, and all occupants, and are enforced by the Association.
- Leasing & rentals: No lease shorter than 30 days is allowed; all leases must be on the Association's form, pre-approved by the Board, and require a tenant application. For leases under 6 months and one day, the owner must obtain all City of Miami Beach short-term rental licenses and permits.
- Guest access & cards: Guest access cards are issued for up to 14 days at a time. A guest registration form must be submitted at least 3 business days in advance. The first 20 guest cards per unit per calendar year are free; each additional card costs $50.
- Occupancy limits: No unit may be occupied by more than one person per 200 square feet of interior living space. Active access cards for a unit cannot exceed that limit (e.g., a 1,000 sq ft unit can have at most 5 active cards).
- Pets: Up to one dog or cat per unit, total weight at maturity not to exceed 25 lbs (tropical fish excluded). All pets must be carried or in an animal carrier in common areas and must use the service elevator. Pets must be registered with the Association and wear an issued tag.
- Conduct & attire: Proper attire (shirt, cover-up, shoes — no bathing suits or beachwear) required in lobby, elevators, gym, and hallways. No disturbing noises after 11:00 pm. No soliciting or loitering in lobby or valet area.
- Balcony & exterior alterations: No painting, decorating, or modification of exterior areas (balconies, walls, railings, doors, windows) without prior written consent of the Board. No signs, awnings, satellite dishes, or window coverings visible from outside without approval.
- Move-ins, deliveries & contractors: All deliveries must be scheduled at least 48 hours in advance. Contractors require prior Architectural Modification Form approval, a $1,000 refundable deposit (check), and must cover hallways. Move-in/move-out requires a $500 refundable deposit (cashier's check or money order for move-outs).
- Penalties & enforcement: Violation may result in suspension of access card privileges for 30 days. Delinquent owners (over 90 days) may lose common element use rights. The Association may demand tenants pay rent directly to the Association if the owner is delinquent.
