What Storey Creek Homeowners Association Inc.'s governing documents say
Storey Creek is a single-family homeowner association in Kissimmee, FL, governed by restrictive covenants that apply to all lot owners, residents, and guests. These rules focus on maintaining a uniform residential appearance, limiting home businesses, prohibiting short-term rentals, and requiring prior approval for most exterior changes.
- Residential use & home businesses: Lots are single-family residential only. No business, trade, or commercial activity is allowed unless it's a single-room office that does not involve client visits, product manufacturing, or daycare/hospice use and is not detectable from outside. Leasing a dwelling is not considered a business.
- Leasing & rentals: Short-term rentals (under 7 consecutive months) are prohibited. Dwellings must be leased in their entirety; no individual rooms. If a lease ends early, the owner may enter only one more lease in the same calendar year. The association may request a copy of the lease. Timesharing and de facto timesharing are banned.
- Pets: Only household domestic pets allowed (no livestock, exotic animals, or banned breeds). No separate outdoor pet shelters. Invisible fences require ARC approval. Pets must be fenced or leashed, and owners must clean up waste. A nuisance pet (e.g., excessive barking) may be required to be removed.
- Parking & vehicles: No commercial vehicles, RVs, boats, trailers, or campers may be parked or stored unless behind an ARC-approved fence or in a closed garage. All vehicles must be operable, registered, and tagged. No parking on lawns. Repair work is limited to emergency repairs or work inside a closed garage. Inoperable vehicles must be fully enclosed. Violators may be towed after 24 hours' notice.
- Architectural review (ARC): Any exterior change—painting, structures, fences, landscaping, pools, solar panels, antennas, etc.—requires prior written ARC approval. Plans must be submitted and acted on within 30 days. Prohibited items include above-ground pools, tree houses, awnings, and window/wall AC units. Fence materials are limited to decorative aluminum or white PVC; wood, chain link, and bamboo are banned.
- Signs, flags & holiday decorations: Only one professionally made for-sale/for-rent sign (max 8 sq. ft. per side, on a 4x4 wood post) is allowed without ARC approval. Flags: one U.S. or Florida flag plus one military/POW-MIA flag, and one decorative house or garden flag (max 29"x44") are permitted. Holiday decorations may be displayed from Thanksgiving week to Jan. 15; inflatables are prohibited. No soliciting is allowed.
