Tequesta Hills is a condominium association in Jupiter, FL — you own your individual unit and share the building's common elements. This is an application packet and rules booklet for anyone who wants to buy or rent a unit here. The rules are strict and actively enforced, with fines up to $1,000 per incident and possible lease revocation.
- Leasing & rentals: Minimum lease term is 3 months; no transient tenants allowed. Leases must be submitted to management at least 30 days before start, and the tenant can only move in on the exact move-in date after approval. The owner or a representative must be present during tenant move-in and move-out to avoid damage.
- Pets & service animals: One pet per unit (dog or cat, plus small birds or fish). Fully-grown weight limit is 20 lbs, no exceptions. No snakes or exotic animals. All pets must be registered with the office before coming on property. Emotional support and service animals require a separate application and approval before arrival.
- Parking & vehicles: Two assigned spaces per unit; no more than two vehicles per unit on property at any time. No overnight parking (11 PM–7 AM) of non‑grandfathered trucks or motorcycles. Roadway parking is for loading/unloading only (up to 15 minutes). The pool/guest parking area requires a pass for stays over 24 hours; vehicles left longer than 5 days without notice will be towed.
- Occupancy & guests: Occupancy is limited to two persons per bedroom, with no more than two children under 21 per unit. Guests (including family) who stay longer than 30 days must be registered with management and are considered residents. No more than six groups of guests per year per unit.
- Exterior changes & architectural review: You must submit an ARC form (found on the website) and get written approval before any exterior work — painting, landscaping, fencing, satellite dishes, hurricane shutters, security cameras, etc. Paint and stain colors are strictly specified by brand and name. Unauthorized work will be removed at your cost, plus an administrative fee.
- Fines & enforcement: Violations bring fines of $100 up to $1,000 per incident. Chronic violations can lead to lease non‑renewal or revocation. Fines for unapproved occupants or early move‑ins can be $100 to $1,000 per day.
- Pool & recreation: Pool hours are dawn to dusk (half hour after sunrise to half hour before sunset). Bathing load is 23 people. No pets (except trained guide dogs with credentials), no glass, no running or diving. Children under 12 must be accompanied by an adult 18 or older. Pool key fobs and restroom keys cost $75 to replace.
