Meadowood Community Association in Fort Pierce, FL, is a large, master-planned community with single-family homes, villas, townhomes, and condominiums. This document is the Architectural and Landscaping Requirements (ALRs) that apply to all property owners and residents who want to make any exterior changes or new construction. It answers: 'What rules govern the look and landscaping of my property, and how do I get approval?'
- Architectural review required: Any exterior change — new construction, additions, repainting, roofing, landscaping over $2,500, tree removal, pools, fences, generators, driveways — must be approved in writing by the Architectural Review Committee (ARC) before work begins. No work may start without that approval.
- Application process & fees: Submit a complete application (site plans, color samples, contractor info) with the required fees. For new homes, fees total $3,750 ($2,000 water/sewer impact fee, $250 ARC review fee, $1,500 refundable contractor deposit). Other modifications have lower or no fees. ARC will respond within 15 business days; approvals expire if work doesn't start in 4 months and finish in 12 months.
- Contractor rules: All contractors must be approved by the ARC and sign the Contractor Rules & Regulations. Work hours: 7 AM–6 PM, no work on Sundays or major holidays. A $1,500 refundable deposit covers damage to common areas or other lots. Violations can lead to stop-work orders or loss of access.
- Landscaping minimums & standards: Minimum landscaping expenditure (excluding sod/irrigation): $6,000 for single-family homes, $2,000 for villas, $1,200 per multi-family unit. Single-family lots need at least 7 trees (2 front, 2 rear); villas need 4 shade trees. No fence or shrub may exceed 6 feet. Dead plants must be replaced within 3 months. Irrigation must use a well, not potable water.
- Design & architectural style: Preferred style is Modern Mediterranean, Spanish, or Tuscan Italian with stucco, tile roofs, rounded arches, and earth-tone or pastel colors. Minimum home sizes: 1,800 sq ft (single-story), 2,400 sq ft (multi-story) for single-family; 1,500 sq ft for villas; 1,400 sq ft for multi-family units. No duplicate elevations within line of sight or within 5 lots (single-family) or 3 lots (villas).
- Setbacks & lot use: Minimum front setback 25 ft, side 10 ft (20 ft on corners), rear 15 ft for single-family. Villa zero-lot-line side setback 3 ft. Lots are single-family residential only; no subdividing without MCA approval. Garages must hold 2 cars; side-entry garages required for lots over 60 ft of frontage.
- Prohibited items & restrictions: Above-ground pools, garden sheds, outbuildings, above-ground fuel tanks, and perimeter fences (except invisible animal fences) are not approved. No window/through-wall AC units; all equipment must be screened. No signs in windows, no vehicle signage overnight, no real estate signs without ARC approval. Fences only for screening mechanical equipment.
