- Parking & vehicles: No overnight street parking. No parking on grass. Commercial vehicles, boats, RVs, and trailers are not allowed (except in a closed garage). The speed limit is 25 MPH. Violators may be towed or fined: $25 first repeat, $50 each additional, up to $1,000.
- Property alterations & maintenance: Exterior changes (paint, fences, driveways, landscaping, etc.) require written approval from the Architectural Control Committee. Owners must keep their residence, lawn, walls, fences, and mailbox in good repair. If an owner fails to maintain, the HOA can step in and bill the owner.
- Fees, fines & assessments: Annual and special assessments are mandatory and secured by a lien. Late fees: $10 after 30 days, plus $25 each additional month. After 90 days, the account goes to the attorney. Fines start after a 14-day warning and can accumulate up to $1,000 per violation.
