Delray Oaks is a condominium community in Boca Raton, FL — you own your individual unit and share ownership of the building's common elements, which the association maintains and regulates. These rules bind all unit owners, their families, guests, tenants, and anyone else on the property.
- Pets: No pets allowed except by written permission of the association, and only the unit owner (not tenants or guests) may keep a single pet under 20 pounds at maturity, after signing a Pet Permission Agreement. Dog houses or similar structures are prohibited on common areas, balconies, and patios. Feeding wildlife on the property is strictly banned.
- Leasing & rentals: Leases must be for at least four months and are limited to one lease per calendar year per unit. Subleasing is banned. Leasing is restricted to adults only, with a maximum of two people per bedroom. Lessees are not permitted to have any pet. A non-refundable administrative fee of $100 must accompany each application.
- Guests: Guests staying without the unit owner present are limited to one visit per year of up to 14 days. When the owner is in residence, guests may stay up to 30 days per visit, also once per year. Guests are not allowed to have pets, and owners must notify the manager in writing of guest arrival and departure dates.
- Children: Children may reside in any unit, but those under 16 may not use the recreation facilities (including the pool and recreation rooms) unless supervised by an adult unit owner or lawful occupant over 21.
- Parking & vehicles: Each unit has an assigned parking space; you may only park in your own space. Vehicles that cannot operate on their own power must be removed within 24 hours, and no vehicle repairs are allowed on the property. Pick-up trucks over ¾ ton, all commercial trucks, and vehicles deemed incompatible with the aesthetic character of the condominium are prohibited. Owners of permitted pick-up trucks must provide registration and a photo.
- Noise: Volume from radios, TVs, and hi-fis must be minimized between 11:00 p.m. and 8:00 a.m.; loud noises such as slamming car doors or shouting goodbyes during those hours should be avoided.
- Exterior appearance & modifications: No exterior painting, decorating, or modification is allowed without prior written consent of the association, which may deny purely on aesthetic grounds. Awnings, storm shutters, antennas, and window air conditioning units require approval. Balcony floors may be carpeted but otherwise standard exterior colors may not be altered.
