Boca Rio Townhomes Association is a townhome community in Boca Raton, FL, governed by a homeowners' association. These rules supplement the Declaration and Bylaws, and they apply to all residents—owners, renters, guests, and visitors.
- Recreational facilities: Pool, tennis courts, and other recreational areas are for members and their families, guests (max 4), and lessees. Children under 12 must be supervised by an adult in the pool area. No pets in recreational areas except the lake perimeter/jogging path. Bicycles, skateboards, and rollerblades are not allowed in pool, tennis, or racquetball areas.
- Pets: Maximum 2 domestic animals per unit. Aggressive breeds (e.g., Pit Bulls, Chows, Rottweilers, Dobermans) require board authorization. Pets must be leashed and controlled in common areas; owners must clean up waste and are liable for fines.
- Use of unit: Balconies may only have securely potted plants (no drying, airing, or hanging items). No alterations to exterior walls or balconies without written board approval. Satellite dishes under 39 inches may be placed in the courtyard if not visible from outside, with board approval.
- Trash & recycling: Trash collection Monday and Thursday. Place cans at curbside no earlier than dusk the evening before (Sunday and Wednesday), and bring empty cans in the same evening. Cans must have tight lids and unit numbers; no plastic bags. Recycling collection is Monday; place at curbside Wednesday evening. Violations may result in confiscation.
- Leasing & rentals: No renting until after 2 years of ownership (no exceptions). Leases must be at least 3 months and no more than twice per year. All leases require board approval, a $150 non-refundable processing fee, and a personal interview with the board. Tenants must register with the association, including vehicles and pets.
- Vehicles & parking: Parking on grass is prohibited. No boats, trailers, campers, motorhomes, commercial vehicles, or trucks ½ ton or larger may be parked on association property. Vehicles must have current registration and tag; unauthorized parking may result in towing at owner's expense. No mechanical work except emergencies (e.g., tire changes, jump starts, adding oil).
- Sale of property: Unit sales require board approval. A non-refundable processing fee of $150 must be submitted with a completed application from the property manager.
- Enforcement & fines: A fining committee of at least 3 members handles violations. After one warning, a fine of up to $100 per violation may be imposed, following notice and a hearing. Fines are due within 15 days; the association may also seek injunctive relief or legal action, with costs and attorney's fees recoverable.
