This is a restated declaration of covenants, conditions, and restrictions for The Ridgefield Homeowners Association, Inc., a 30-lot, single-family-home community in Monroe County, Indiana. It replaces an earlier 1995 declaration. This document is the primary rulebook for homeowners in the Village of Ridgefield.
- Use restrictions: Lots are for single-family residential use only. No commercial, industrial, transient (hotel/motel), or time-sharing use is allowed. Home professional pursuits without employees or public visits are permitted.
- Occupancy & leasing: Leases must be for at least 60 days and in writing. Tenants must comply with the governing documents, and the association may enforce rules directly against tenants after giving the landlord notice and a chance to cure.
- Pets: Household pets are allowed, but no breeding or commercial purposes. Pets must not create a nuisance. Owners must pick up and dispose of waste (not in common areas). A nuisance pet may be permanently removed after 3 days' written notice.
- Parking & vehicles: Boats, trailers, campers, motor homes, and vehicles over one ton capacity must be parked inside an enclosed garage. Inoperable vehicles may not be kept outside for more than three business days. Guest parking is permitted on streets.
- Architectural & exterior changes: No structural additions, alterations, or improvements—or changes to exterior appearance—without prior written board approval. Requests must be answered within 60 days. Auxiliary structures (fences, sheds, etc.) also require advance board consent.
- Assessments & fees: Regular assessments are set annually by the board and due monthly. A 10% penalty applies to unpaid balances after the due date. Special assessments may be levied for capital improvements or unexpected repairs. The association has a lien and foreclosure rights for delinquent assessments.
- Insurance: The association carries casualty insurance on the structure and exterior of homes (footings, framing, siding, roofs, windows, etc.). Homeowners must insure interior improvements and personal property. Deductibles may be charged back to a homeowner if the loss is their fault.
