Wintergreen HOA is a standard single-family home subdivision governed by a Declaration of Protective Covenants. These rules bind all lot owners (homeowners) and apply to residents, including renters. This document was recorded in 2002 for a subdivision in Normal, Illinois (not the Loveland, CO community named in the heading), and also includes a 2025 administrative update regarding the HOA's online payment system and payment policies.
- Annual assessments & payment: The 2025 annual assessment is $275 per lot, due March 31, 2025. Payments must be made online through PayHOA or by paper check; the HOA may eventually require PayHOA accounts for all functions. Late payments accrue 10% simple annual interest (0.83% monthly) starting 31 days after the due date. A lien may be placed on a home once the total balance exceeds $550.
- Land use & building type: All lots are restricted to single-family residential use only. No business, trade, or commercial activity is allowed, though a home office with no customer visits or added traffic is permitted.

No modular construction, concrete slabs, or above-ground pools are allowed. Solar applications require approval.
- Parking & vehicle storage: Travel trailers, trucks, RVs, boats, and similar equipment cannot be kept outside on a lot for more than 24 hours. Longer storage must be inside a garage with the door closed. Each residence must have a two- or three-car attached garage with a concrete driveway.
- Pets, animals & storage: Only common household pets are allowed; no commercial or barnyard animals. Firewood and other outdoor-stored materials must be screened from view. Trash containers must be stored inside except on collection days.
- Landscaping & maintenance: Lots must be landscaped within 6 months of construction completion, including sod or an in-ground irrigation system if seeded, and at least two trees (deciduous or evergreen) in the front yard and two in the rear/side yards. Damaged landscaping must be replaced at owner's expense. Vacant lots must have grass no taller than 8 inches.
- Fences, walls & outbuildings: Fences and privacy walls are considered inconsistent with the subdivision's open/natural character, but may be allowed with prior written approval. No detached structures or outbuildings are permitted (legacy structures on lots 49 and 69 are grandfathered).
