What Canterbury at Riverwalk Condominium Association, I's governing documents say
This is the Amended Bylaws of the Riverwalk Master Association, a nonprofit corporation that governs the common property (like roads, clubhouse, and gatehouse) shared by nine separate homeowners associations in the Riverwalk development in Littleton, Colorado. Individual homeowners in sub-associations such as Canterbury at Riverwalk Condominium Association are members of this master association through their sub-association's voting rights. These Bylaws do not cover the detailed rules for individual units or sub-associations — they focus on the master-level governance, meetings, board structure, assessments, and indemnification.
- What this document governs: The master association manages common property including the private road from Prince Street into Riverwalk, the gatehouse, the Club House, and the ring road around residential areas. It does not govern individual units or the rules of the nine sub-associations.
- Who belongs to this master association: Voting members are the nine named homeowners associations (including Canterbury at Riverwalk Condominium Association, Inc.) that together represent 552 units. Each unit gets one vote, cast by its sub-association's representative.
- Meetings & voting: Annual meetings are held each year; special meetings can be called by the president, the board, or upon written request of members holding 1/4 of all unit votes. A quorum requires 1/10 of total unit votes. Written ballots may be used for voting without a meeting.
- Board of directors: The board has nine directors — one appointed by each sub-association's board. Each director serves a three-year term with staggered initial terms. Directors may be removed with or without cause by the appointing sub-association.
- Assessments: Each unit owner must pay annual and special assessments secured by a lien on the unit. Unpaid amounts become delinquent after 10 days and bear interest at 21% per annum (or a lower rate set by the board) plus late charges. The association can sue or foreclose.
- Rules & enforcement: The board may adopt and enforce rules for common property, suspend voting rights and facility use for assessment defaults, and suspend rights for up to 60 days for rule infractions after notice and hearing.
- Books & records: The association keeps detailed financial records and makes the Declaration, Bylaws, rules, and financial statements available to owners and eligible mortgagees during normal business hours. Prospective purchasers can inspect current documents.
