What Greenfield HOA's governing documents say
Greenfield is a planned community in Greenwood Village, Colorado, governed by a homeowners association (HOA). This document is the community's full set of covenants, conditions, and restrictions (CC&Rs) — it defines the rules for all 720 lots, covering maintenance, assessments, use restrictions, leasing, pets, parking, architectural review, and enforcement.
- What you own & maintain: You own the lot and its improvements (house, landscaping, etc.). You are responsible for maintaining everything within your lot boundaries, including lawns, fences, decks, and driveways. The Association maintains the common areas.
- Assessments & fees: Annual assessments are divided equally among all lots. The Association may also levy special assessments for unplanned expenses. A transfer fee of $300 (or as set by the Board) is due at each lot sale.
- Leasing & rentals: Short-term leases under six months are prohibited without prior written permission. Leases must be in writing and subject to the governing documents. Owners must provide tenants with copies of the rules and may be required to evict tenants who violate them.
- Pets: No more than three dogs per lot. Pets may not be a nuisance or a danger; the Board may require removal of problem pets. Pets must be leashed on common areas, and owners must promptly clean up waste.
- Parking & vehicles: Parking on common areas is regulated. Prohibited items include oversized vehicles, commercial trucks over 3/4 ton, trailers, boats, and recreational vehicles — unless stored in a garage. No abandoned or inoperable vehicles allowed. Parking in fire lanes or blocking access may result in immediate towing.
- Architectural review: Any exterior changes (structures, paint, fences, landscaping, etc.) require prior written approval from the Design Review Committee. The Committee has 30 days to respond; if no action is taken, approval is deemed granted. Appeals may be made to the Board.
- Use & occupancy restrictions: Lots are for residential use only. Home occupations are allowed if incidental, with no external advertising or employees other than the owner. No nuisance activities, hazards, or annoying lights/sounds/odors are permitted.
- Enforcement & penalties: The Association may impose fines, suspend voting or common area use, and use self-help (e.g., perform maintenance and bill the owner) for violations. Fines become a lien on the lot. The Association can also foreclose on a lot for unpaid assessments.
