Fox Hill is a 72-unit condominium community in Greeley, Colorado (the text references Ohio, but the community name indicates Colorado). This handbook supplements the recorded Declaration and Bylaws, and it applies to unit owners, residents, and their guests. It explains the association's operations, common area rules, and owner responsibilities, but the actual Declaration and Bylaws contain additional rules and take precedence if there is a conflict.
- What you own & maintain: You own everything inside your unit (from drywall inward, plus windows, doors, plumbing and electrical lines that serve only your unit, and HVAC systems). The association maintains the building exteriors, roofs, common drainage, landscaping, and snow removal on driveways.
- Parking & vehicles: Park your car in your garage first, then your driveway. Guests may use overflow spaces for no more than 72 hours per week. No boats, trailers, motor homes, or trucks larger than 3/4 ton may be parked on driveways overnight. Inoperable vehicles may be towed after 48 hours.
- Pets: Only dogs, cats, birds, fish, or other animals approved by the board are allowed (no vicious animals, no breeding, no pet houses or pens). Pets must be on a hand-held leash when outside and waste must be cleaned up immediately. Board may permanently eject a nuisance pet.
- Leasing & rentals: Leases must be in writing for a minimum of one year. Transient/hotel use (less than 30 days) is prohibited. Owner must provide a copy of the lease and tenant contact info to management before move-in. Owner is responsible for tenant violations of rules.
- Architectural review & exterior changes: Any exterior change (windows, doors, landscaping, fences, flags, satellite dishes) must be approved in writing by the board beforehand. Work must start and finish within 6 months of approval or the permit lapses. Sample application form is provided.
- Assessments & fees: Monthly assessments are due by the 1st, with a $20 late fee on the 11th. Unpaid assessments incur interest, collection costs, attorney fees, and potential lien. All units pay the same (1/72 share). The association also maintains a reserve fund for major repairs.
- Insurance & deductibles: The association carries property insurance on all buildings (deductible $5,000). Unit owners should carry their own HO-6 policy to cover interior damage, personal property, and liability. The owner is responsible for the $5,000 deductible from any claim affecting their unit.
- Seasonal & holiday decorations: Holiday lights and decorations may be displayed from Thanksgiving Day to January 7th only. They must be secured without penetrating building surfaces (no nails/screws). Inflatable decorations are prohibited. For other holidays, decorations may be displayed one week before and after.
