Highland Terrace Lofts is a condominium community in Denver, CO. These Rules and Regulations bind all residents (owners and tenants) and cover day-to-day living standards, from noise and parking to pet limits and exterior changes. - Noise & conduct: Loud noises and playing musical instruments, radios, or TVs in a way that disturbs neighbors is prohibited. Volume must be appropriate, especially between 10:00 p.m. and 8:00 a.m.
- Pets: Only domestic dogs and cats are allowed. The maximum number per unit is set by local law. Pets may not be leashed to common element objects; owners must clean up after them and prevent excessive noise or threat. Violations can result in fines and city notification.
- Parking & vehicles: Vehicles must be parked in the assigned space for each unit. Parking in drive aisles, blocking other spaces, or parking in no-parking/tow-away zones is not allowed. Inoperative or abandoned vehicles (e.g., not moved in 30 days, no current plates, obvious disrepair) are prohibited and subject to towing.
- Trash & storage: Trash must be bagged and kept inside the unit until placed in the dumpsters on scheduled pickup days. No hazardous waste, large items, or accumulation of trash on common elements is allowed. No personal property may be stored on common elements.
- Exterior alterations & decorations: No exterior alteration, modification, or addition may be made without prior written Board approval. Temporary holiday decorations may be displayed 35 days before a holiday and must be removed within 15 days after. Christmas lights/decorations are allowed from November 25 through February 1.
- Window coverings: Window coverings must be blinds or verticals in a color matching 'Alabaster 112' by Bali, or drapery with a liner that hides color and matches that shade. No other covering is allowed without Board approval.
- Leasing & tenant rules: Leasing for business purposes is subject to city zoning and Declaration restrictions. Owners are responsible for their tenants' compliance and must provide tenants with these rules. Owners must register tenant names and phones for emergency contact. Fines incurred by tenants are the owner's liability.
- Assessments & late fees: Monthly assessments are due on the first day of each month. A late fee of $35.00 is charged if not paid within 15 days. If still delinquent on the 10th day of the second month, the association may notify the owner of intent to lien; continued non-payment may result in a lien and legal action, with legal fees charged to the owner.
