The Highlands at Piney Creek is a single-family home HOA in Centennial, Colorado. These Design Guidelines and Rules & Regulations tell homeowners what they can and cannot do with their property's exterior, covering fences, landscaping, sheds, paint, and many other visible changes. The rules are enforced through an architectural review process that requires written approval before most exterior work begins.
- Architectural review process: Almost any exterior change — fencing, sheds, paint, roofing, solar panels, play equipment, and more — requires prior written approval from the Design Review Committee (DRC). Submit an Architectural Improvement Request form along with plans, color samples, and photos. Work without approval can be fined or reversed.
- Fencing & walls: Privacy fences can be up to 6 feet high and must be set back at least 10 feet from the front yard. Retaining walls in side or rear yards cannot exceed 3.5 feet unless installed by the developer. If stained, fences must use the HOA's approved color. Chain-link fencing is not allowed for dog runs.
- Landscaping & yard maintenance: Homeowners must maintain their own landscaping. Turf over 6 inches is a violation, and irrigation systems must be kept working. Artificial turf requires professional installation, a minimum 85 oz. face weight, and a 2-inch pile height. Rain barrels are allowed only in backyards, max 2 barrels (110 gallons total).
- Parking & vehicles: Prohibited vehicles (e.g., boats, campers, trailers, large trucks) cannot park on streets or driveways except for 48-hour loading/unloading periods (up to 4 per month with notice). Abandoned or inoperable vehicles are ticketed and towed. Vehicles cannot be parked in the pool area from October through April.
- Pets: Domesticated pets like dogs and cats are allowed, but must be leashed and cleaned up after immediately in common areas. Noisy pets are not tolerated. Beehives and chickens are prohibited, and animals cannot be kept for commercial purposes.
- Holiday decorations & signs: Exterior holiday decorations may be put up no more than 30 days before a holiday and must be removed within 30 days after. Real estate signs are limited to 36x24 inches. Contractor signs are only allowed while work is being done. Political signs follow a separate policy.
- Garbage & recycling: Garbage collection is provided by the association; homeowners cannot contract their own service. Carts may be set out after 4 p.m. the day before pickup and must be stored out of sight by 10 p.m. on pickup day. Do not block sidewalks or snow removal.
- Roofing (approved colors & brands): For Owens Corning, acceptable colors include Driftwood, Brownwood, Estate Gray, Onyx Black, Teak, and others; Desert Tan and Sierra Gray require approval; Amber and Shasta White are banned. For GAF, acceptable: Weatherwood, Hickory, Slate, Charcoal, Barkwood. For Malarkey: Weathered wood, Natural wood, Storm Gray.
