- What you own & maintain: You own everything inside your unit, your patio/deck, garage, garage door, windows, and doors. You must maintain, repair, and replace them, including extermination and broken windows. The association maintains the building structure, roofs, foundations, lawns, pool, and ponds. Limited common areas (patios, decks, windows, stairways) are also your responsibility.
- Insurance & deductibles: The association carries master insurance on the exterior and common areas, with a $5,000 deductible.
