Kalmia Court is a condominium and townhome community in Boulder, CO. This document is the Amended and Restated Rules & Regulations (effective 2018) — the detailed daily rulebook for owners, tenants, and guests, supplementing the Declaration and Bylaws.
- Recreation areas (pool, spa, tennis court, grill): Pool open Memorial Day–Labor Day, 8 a.m. to 9 p.m. Sun–Thurs and 10 p.m. Fri–Sat; spa open 8 a.m. to 11 p.m. year-round; tennis court open weather permitting 8 a.m. to dark. Guests must be accompanied by a resident. Owners who rent lose access — it transfers to their tenants. Groups of 4–15 guests require 5 days' bulletin-board notice; groups of 16–25 require 10 days' notice to management. No glass, no animals, no diving, no large inflatables when crowded. Spa: temp 102–104°F, under-18 must be supervised by adult resident, under-13 not advised for extended periods. Tennis: one-hour limit if others waiting, max 3-hour reservation with 2 days' notice, closed when snow on court. Grill at own risk; clean after use.
- Parking & vehicles: All parking is on common property. 2-bedroom condos get 2 underground spaces, 1-bedroom get 1, townhomes get a 2-car garage. Center island parking is short-term only; residents may not park there overnight (visitors may, for max 10 days per 30-day period, with a note showing unit and dates). No boats, large trailers, commercial/recreational vehicles. No vehicle maintenance on property. Car washing allowed in garages at 2938/2946 at own risk. One-way traffic counterclockwise; speed limit 10 mph.
- Pets: Dogs are not permitted as pets (visiting dogs allowed only on leash and must be off property 9 p.m.–8 a.m.). Up to two domestic cats allowed, plus small domestic animals, birds, and fish. No livestock or poultry. Pets must stay inside units. Certified service animals with doctor's recommendation are exempt.
- Smoking: Smoking (tobacco, marijuana, any product) is prohibited on all common elements, including walkways, drives, parking spaces, balconies, decks, and patios. Smoking inside a unit is allowed only if the smoke is not detectable outside that unit. Butts must be disposed of in trash — not thrown off balconies or windows.
- Noise & nuisances: Quiet hours: intrusive noise between 9 p.m. and 8:30 a.m. should be avoided. Construction noise allowed 8:30 a.m.–5:30 p.m. Mon–Fri, 9:30 a.m.–4:30 p.m. Sat, none Sunday. No offensive odors, excessive light/glare, or any activity that interferes with neighbors' peaceful enjoyment.
- Leasing & rentals: Initial lease term must be at least 12 months. Short-term rentals (Airbnb, VRBO) are strictly prohibited. Owner must provide tenant a copy of the governing documents before move-in, file the lease with management within 10 days, and obtain a condominium owner's rental liability policy. A $200 move-in fee is due per new renter. Owner is liable for tenant violations.
- Architectural review & alterations: Major alterations affecting exterior appearance or structure (walls, slab, wiring, plumbing) require Board approval. Minor interior changes that don't affect structure or appearance do not require approval. Architectural Control Committee must approve hard flooring installations on upper floors (must have acoustic barrier), satellite dishes over 1 meter, and any other external modifications. Construction hours limited to Mon–Fri 8:30 a.m.–5:30 p.m., Sat 9:30 a.m.–4:30 p.m., no Sunday work.
