- Automotive passenger vehicles (including pickup trucks and vans) may park in designated areas. Board shall assign at least one parking space per condominium without charge. Owners may park one standard vehicle in their assigned space. (Article IV, Sections 10(iv), 15)
- Signs & flags
- Only one sign of reasonable dimensions for sale or lease may be visible from outside with Board permission; no signs on Common Area except by Board. Declarant may install sales signs during sales period. (Article IV, Section 6)
- Use restrictions
- Each Living Unit shall be used for private dwelling purposes only; no commercial use. Declarant may use units as model homes and sales offices during sales period. (Article IV, Section 1 (as amended 2000))
- Voting & meetings
- Two classes: Class A (owners, 1 vote per condominium); Class B (Declarant, 3 votes per condominium owned). Class B ceases when Class A votes equal Class B or 2 years after Final Subdivision Public Report. (Article II, Section 1)
- Amendments
- Declaration may be amended by instrument signed by 75% of voting power of each class of Members, recorded. No material change without prior written consent of 75% of first mortgagees. (Article XII, Section 2)
