Devonshire Woods II is a condominium community in San Diego, CA — you own your individual unit and share ownership of the building's common areas, which the homeowners association maintains and insures on behalf of all owners.
- What you own & maintain: You own the interior space of your unit (including walls, floors, ceilings, fixtures, and utility outlets). The association maintains the common areas (land, driveways, stairs, roofs, foundations, central mechanical systems) and exclusive-use areas like balconies and assigned parking spaces.
- Leasing & rentals: Leases must be for at least 30 days (no transient or hotel-style rentals). Leases must be in writing and subject to the governing documents. Owners who rent must provide the association with the tenant’s name and contact information; nonresident owners may not use recreational facilities during the lease term.
- Pets: Up to two usual household pets (dogs, cats, caged birds) and up to two household aquariums are allowed, but no commercial breeding. Pets must be kept under control, not become a nuisance, and owners must clean up after them.
- Use & conduct: Units are for residential use only, but you may run a home office with limited client visits and deliveries as long as it doesn’t disturb neighbors. No nuisances, no business that increases insurance rates, and no activities that impair the building’s structure.
- Parking & vehicles: Vehicles may only be parked in garages or designated parking spaces, not in driveways. No trailers, campers, commercial vehicles (except sedans, standard vans, or pickups with unobtrusive markings), inoperable cars, boats, or off-road vehicles may remain on the property without board approval.
- Architectural review: Any exterior alteration, improvement, or structure (fence, patio cover, painting, landscaping, etc.) must receive prior written approval from the board or architectural control committee. You may repaint using the original color scheme without approval. Modifications for disabled access are allowed with conditions.
- Assessments & fees: Owners pay annual and special assessments, divided equally among units (unless the approved budget uses a different formula). Annual assessments can’t increase more than 20% over the prior year, and special assessments over 5% of budgeted expenses require majority owner approval. Delinquent assessments incur late fees up to 10%/month and interest up to 12% annually.
- Signs & window coverings: Only one for-sale or for-lease sign per unit is allowed without board approval. All drapes, blinds, and window coverings visible from the street or common area must use colors and patterns approved by the board.
