Springfield at Whitney Oaks is a standard single-family-home HOA in Rocklin, CA, part of the larger Whitney Oaks master-planned community. The rules here apply to homeowners (you own your lot and house) and are enforced by the Springfield at Whitney Oaks Homeowners Association.
- Age restriction (55+): At least 80% of occupied homes must have at least one resident age 55 or older (a 'Qualifying Resident'). There are exceptions for live-in health care providers, spouses, and certain disabled family members. This is a Housing for Older Persons community.
- Leasing & rentals: No more than 25% of lots may be rented at any one time. Leases must be at least 30 days (no short-term/vacation rentals), and the owner must get board approval. A waiting list system applies if the cap is reached. Time-shares are banned.
