- Age restriction (55+): At least one resident must be 55 or older; co-residents must be the spouse, cohabitant, primary supporter, or at least 45. Guests of any age can stay overnight for up to 60 days total per year. Residents must re-verify age every two years.
- Leasing & short-term rentals: No lease under 30 consecutive days — short-term/vacation rentals are banned. An owner must submit a lease and get a permit if the community's cap (25% of lots) has been reached. ADU/JADU rentals are allowed if the owner lives onsite, and they don't count toward the 25% cap.
- Pets & assistance animals: No more than two domestic pets per residence. Pets are prohibited inside recreation buildings and certain facility areas; they must be leashed and cleaned up after in common areas. Assistance, support, and service animals are allowed with a request to management.
- Architectural review & modifications: All exterior changes need prior written approval via an Architectural Application. ADU/JADU projects require a $500 non-refundable fee plus a $1,500 deposit for architect review. Fines, stop-work orders, and restoration requirements apply for unauthorized work.
- Parking & vehicles: Guest RVs must enter only through Gate 1 and park at Rec Center 1 lower lot with a permit. Commercial vehicles cannot park overnight in the upper lot. Car washing is allowed only on driveways with a shut-off nozzle.
- Signs, soliciting & sales: For-sale signs (max 2 ft x 3 ft) allowed only in the foundation area. Open house signs prohibited. Solicitation is banned except for association business. Political signs allowed 45 days before and 5 days after an election.
