What Lincoln Crossing Community Association's governing documents say
Lincoln Crossing is a master-planned community in Lincoln, CA. This document is the Architectural Rules (Design Guidelines) for the main association, not for the four named sub-associations. It applies to homeowners who want to make changes to the exterior of their home or lot.
- Architectural review process: You must get written approval from the Architectural Review Committee before starting any exterior alteration, addition, landscaping, or construction. Submit a home improvement application with plans, material samples, color swatches, and drainage details. The Committee will approve or deny in 30 days; if no response, the application is deemed approved. Work must start within 6 months and finish within 1 year, or approval lapses. Unapproved work may require removal at your expense.
- What must be approved: Requires approval: awnings, glass tinting, basketball standards, drainage changes, fencing/gates/walls, storage sheds, equipment, gutters, landscaping/hardscaping, lighting, painting, patio covers, pools/spas, antennas, security cameras, door replacements, skylights, solar equipment, structural additions, flagpoles, and other visible modifications. Temporary holiday decorations are allowed but must be removed within two weeks of the event.
- Fencing, gates, and walls: Side and rear yard fences are 'Good Neighbor' style on joint property lines. Maximum fence height is 6 feet. Wood or block wall is allowed except on view lots where builder-installed materials may not be changed. Gates must match existing fence, not exceed 6 feet height or 8 feet width. Wrought iron cannot exceed 30% of gate surface. Raised planters must be four-sided, waterproof, and have a splash wall.
- Landscaping and hardscaping: All landscaping plans need Committee approval. Concrete/pavers in front yard cannot exceed 60% of property width or 45 feet. Artificial turf must be 1.5–2 inches tall with a warranty. No Bermuda grass, artificial-colored rock, or 'gorilla hair' mulch. Front yard decorations (statues, fountains, birdhouses) must be on hardscape and set back from property lines. Climbing vines: limited to 30% total coverage per home, must stay 18 inches from roofline, and cannot grow on shutters, windows, gutters, or roof.
- Trees: Approved and banned tree lists are provided. Minimum setbacks from property lines vary by tree species (5, 7.5, 10, 12.5, or 15 feet). Banned trees include many invasive or problematic species (e.g., bamboo, birch, eucalyptus, weeping willow, all oaks except specific ones not listed). No tree may exceed 40 feet height or 30 feet canopy spread at maturity. Tree stumps must be completely removed when removing a tree.
- Structures and pools: Sheds: max 120 sq ft, max 10 feet at peak, min 5–10 foot setbacks. Patio covers/pergolas: open sides, must match house materials and colors, setbacks depend on height (5–10 feet). Pools/spas: above-ground must be 5 feet from property lines; in-ground 3 feet. Accessory equipment must be screened. Temporary shade canopies (12x12 feet max) allowed April–October only. Flagpoles: max 20 feet height, 4 inches diameter, 10 foot setback.
- What this document doesn't cover: These rules do not apply to the sub-associations: Meridian Equinox, Sierra View, The Courtyards, and Cerrada — each has its own architectural rules. The full CC&Rs may contain additional restrictions not repeated here, such as leasing rules, parking, or general conduct.
