Westpark Las Palmas is a condominium community in Irvine, CA. You own your individual unit and share ownership of the building's common elements, which are governed by detailed rules set by the Homeowners Association Board. Living here requires accepting restrictions on things like pets, parking, rentals, architectural changes, pool use, smoking, and signs.
- Quiet enjoyment & conduct: Every owner has a right to peaceful enjoyment of their unit and common areas. You are responsible for the conduct of all residents, family members, guests, and tenants — including any damage they cause to common property or other units.
- Leasing & rentals: Leases must be for at least 30 days (unless the unit is owner-occupied). Owners must provide the Board with a completed Delegation of Use Form and a copy of the lease before a tenant moves in. The lease must state it is subject to the governing documents, and the owner is responsible for all tenant and guest violations.
- Pets: No more than two pets per residence (fish don't count). Pets must be on a hand-held leash no longer than 6 feet when outside the unit or patio. They are not allowed in pool areas (except service animals). Owners must immediately clean up pet waste, and are liable for any pet-caused damage to common areas.
- Parking & vehicles: Residents must park in garages or driveways unless they have a parking permit or a temporary 'safe list' (10 days per 90-day rolling window per unit). Guest parking is for guests only. Boats, campers, oversized vehicles, and commercial vehicles are prohibited in common area parking and driveways except for short-term loading/unloading. Vehicles cannot be stored in guest parking for more than 72 continuous hours. Garages must be kept closed except for entry/exit, and cannot be used for storage if it displaces a vehicle.
- Pool & spa: Pool areas are for members in good standing. Hours: 7 a.m. to 10 p.m. Sun–Thurs, 7 a.m. to 11 p.m. Fri–Sat. No glass, alcohol, smoking, vaping, or pets. Children under 14 must be supervised, and those under 8 must be in the water with a supervising adult capable of swimming. Fecal soiling of the pool results in clean-up charges to the responsible owner. Reservations for parties (5–30 people, up to 6 hours) require 5 business days' notice, a $20 fee, and a $100 refundable deposit.
- Architectural & exterior changes: Any exterior alteration or addition (including paint, fences, satellite dishes, patio furniture, umbrellas, shade structures, lighting, and holiday decorations) requires prior written approval from the Architectural Review Committee. Unauthorized changes can result in forced restoration at the owner's expense plus a fine of 10–50% of restoration value. Satellite dishes up to 36 inches are allowed only on chimneys where not visible from streets or common areas.
- Smoking: Smoking (including tobacco, marijuana, e-cigarettes, and vapor devices) is prohibited in all common areas, exclusive-use common areas, and private unenclosed outdoor spaces like patios and driveways. Smoking inside garages is allowed only if the garage door is completely closed. Owners must disclose this rule to tenants.
- Signs: Real estate signs are limited to two per unit, with size and placement restrictions. Other personal or political signs are limited to one per unit, max 15 days per year, and must be placed on the ground floor inside the unit or within 5 feet of it, not on common property. No signs may be attached to the ground by more than one vertical support.
