What Cedar Glen Community Association's governing documents say
Cedar Glen is a condominium or attached-home community with 20 units at 2554 Elden Ave, Costa Mesa, CA. This document is a June 2020 newsletter from the Board of Directors, not the full CC&Rs or rulebook. It announces temporary pool rules due to COVID-19 and highlights several existing rules the Board is currently enforcing.
- Pool access & liability: The pool was closed due to COVID-19. The Board is considering reopening with temporary rules and a liability waiver; residents who use the pool do so at their own risk.
- Parking & vehicles: Residents must use their garage and carport before parking in guest stalls. Households with two or fewer vehicles may not use guest parking at all. Using a garage for storage instead of parking forfeits the right to use guest parking. Frequent visitors are treated as residents for parking rules.
- Pets: All pets must be on a leash in the common area courtyard at all times, regardless of size or demeanor. Off-leash pets may be removed by animal control.
- Trash & debris: Do not overfill community trash bins — lids must close fully. Construction debris and waste from off-premises are not allowed in the bins. Excess items placed next to bins will not be picked up.
- Common area use & appearance: Marking common property with chalk or other implements is prohibited. Personal items (beach chairs, bikes, toys, tools, etc.) must be stored inside the unit, garage, or rear yard — not left in common areas or visible from elsewhere in the community.
- What this document doesn't cover: This is a newsletter, not a full set of governing documents. It does not contain the complete CC&Rs, bylaws, or official rulebook. For details on assessments, renting, pets (beyond leashing), or architectural changes, refer to the community's actual recorded documents.
