This document is a set of remodeling rules for Coronado Shores Condominium Association No. 4, specifically for the Las Flores Tower in Coronado, California. It applies to unit owners who want to modify or renovate their individual units. The rules cover the approval process, construction requirements, and design standards to maintain safety and property values.
- Remodeling approval process: Any permanent change or modification that affects walls, floors, ceilings, or what is seen or heard outside the unit must be approved in writing by the Board of Directors or Manager before any work begins. Plans must also be approved by the City of Coronado, and the association's approval is needed before the city will accept a permit application. The Manager can approve compliant, non-controversial projects on behalf of the Board.
- Construction deposits and fees: A $1,000 cleaning and repair deposit is required when applying for a remodel permit. There is also a non-refundable $200 per month presumed-damage levy deducted from the deposit during construction. If the project exceeds 180 days and the deposit is exhausted, an additional $1,000 deposit is required.
- Construction working hours and seasonal restrictions: Work is allowed only Monday through Friday from 8:00 AM to 6:00 PM. No work on weekends or holidays without special written permission from the Manager. Remodeling is generally not approved between June 1 and September 15 (the Summer Period), unless the Board permits minimal, non-disruptive work to continue.
- Structural and design restrictions: Additional kitchens, bathrooms, or rooms (except for adding a bathroom in a den) are not allowed. Kitchens and bathrooms cannot be relocated. No structural changes are permitted that create an extra bedroom beyond the original condominium plan. Balcony enclosures are allowed only if they comply with specific design requirements, and no enlargement of the unit is permitted except for balcony enclosure.
- Flooring and sound insulation: All floor areas must have a surface flooring material with sound-insulating underlayment meeting specific Field Impact Insulation Class (FIIC) ratings: 50 for kitchens, bathrooms, and entry areas, and 55 for all other floor areas. Bare or stained slabs are not permitted. Owners are responsible for testing if a neighbor files a noise complaint; the owner pays for modifications if the flooring fails the test.
- Insects and windows: Window coverings visible from the outside must be white or off-white. Window replacement requires approval, and new windows must have an exterior appearance very similar to the existing ones. Tinting must be light gray as specified by the Manager. Screens must be gray fiberglass with clear anodized aluminum frames.
