Corona Laurelwood is a standard single-family HOA in Corona, CA. These rules and policies bind homeowners, their tenants, and guests. The document covers common-area rules, vehicle and parking restrictions, pet limits, architectural-review requirements (including solar panels and satellite dishes), and enforcement procedures.
- What you own & maintain: You own your lot and the interior of your home; the Association maintains the common area landscaping, streets, and pool. Exterior repairs for anything other than normal wear and tear are your responsibility, including damage from wood-destroying organisms (termites, dry rot).
- Architectural review: Any exterior modification (windows, doors, patio covers, solar panels, fences, hardscape) needs written approval from the Board or Architectural Committee before work begins. Submit an application with plans, samples, and contractor info; the Committee has up to 30 days to respond.
- Solar panels: You can install a solar energy system, but you must submit an approved application, a solar site survey, and a recorded covenant. Panels must be flush with the roof, frames colored to match, and conduit hidden in attic or painted to match. You must also notify owners sharing the same roof.
- Parking & vehicles: No street parking overnight or at any time. Residents park in their garage or driveway. Guest parking requires a permit hanging from the rearview mirror from 11pm–7am; permits are limited to 72 hours. Commercial vehicles, RVs, and oversized vehicles cannot park in guest spaces. No major vehicle repairs in common areas.
- Leasing & rentals: Homeowners must provide tenant names to management. Landlords may not use the pool area. Boarding houses or individual room rentals are not allowed; only single families or those living together as a single household may occupy a unit.
- Pets: No more than two common domesticated pets (dogs, cats) per unit. Dogs must be on a leash under 6 feet in common areas. Owners must clean up pet waste; the Board can require removal of a pet that is a nuisance (menacing, excessive noise, unsanitary conditions).
- Pool & spa: Access is by pool key only; guests need a resident with them (max 4 per unit). Children under 14 must be accompanied by a responsible adult. No smoking, alcohol, glass, or food in the pool area. Swim diapers required for non-toilet-trained children. The pool is under 24-hour camera surveillance.
