Camelot at Eastlake Shores is a condominium community in Chula Vista, CA — you own your individual unit and an undivided interest in shared common areas, and you automatically become a member of the homeowners association that manages the property. The community is part of a larger planned 10-phase project (first phase has 38 units) and is also subject to the Eastlake I Community master association.
- What you own & maintain: You own the interior surfaces, windows, doors, and appliances inside your unit. The association maintains all common areas (walkways, landscaping, private streets) and any association-owned property. You're responsible for plumbing, electrical, heating, and air conditioning systems within your unit.
- Leasing & rentals: Leases must be in writing for the entire unit (no partial rentals), require the tenant to follow all governing documents, and cannot be for transient/hotel purposes (any lease under 30 days or with hotel-like services is considered transient). There is no minimum lease term beyond the 30-day rule, and no cap on the number of rentals — you can lease freely as long as you provide a copy of the lease to the board along with your contact info.
- Pets: Only one domestic dog (max 20 pounds) OR one domestic cat, plus fish in aquariums and caged birds, are allowed as household pets — no commercial breeding. The board can require removal of any pet it considers a nuisance.
- Parking & vehicles: Each unit has an assigned carport or uncovered parking space as shown on the condominium plan. No dune buggies, boats, trailers, RVs, motor homes, or trucks larger than 3/4 ton capacity are allowed. No vehicle repairs, dismantled/wrecked vehicles, or parking more vehicles than assigned spaces.
- Assessments & fees: Annual assessments fund common expenses and reserves; special assessments may also be levied. When you buy from the developer, you pay a one-time capital contribution of 1/6 of the then-current annual assessment. Initial annual assessment cap was $1,800 per unit. Annual increases over 10% require owner approval (15% max without majority vote). Delinquent assessments become a lien on the unit, subordinate only to first mortgages and property taxes.
- Use restrictions: Units are for private single-family residential use only — no commercial activity. No outside antennas, satellite dishes, clotheslines, or signs (except one small for-sale/lease sign). Hard surface flooring is prohibited on upper floors except in kitchens, bathrooms, and entries (with board approval). Window coverings must be installed within 120 days of purchase and meet exterior appearance rules.
