What Ladera Ranch Maintenance Corporation's governing documents say
This is a bundle of forms and guidelines from the Butterfield Estates Homeowners' Association, a sub-association within the Ladera Ranch master-planned community (maintained by LARMAC). The forms cover architectural approvals, neighbor notifications, variance requests, and appeals for homeowners seeking to make changes to their property. The LARMAC Community Guidelines set rules for all Ladera Ranch residents regarding conduct, amenities use, pets, parking, signs, and other community standards.
- Architectural review & approval process: Before making any exterior improvement (e.g., decks, landscaping, paint, pools, fences, room additions), you must submit a Property Improvement Form with three sets of plans and a completed Neighbor Awareness Form. The committee approves or disapproves based on aesthetics only; it does not verify structural or code compliance. Approval does not waive city/county requirements.
- Neighbor notification & signature requirement: You must obtain signatures from facing, left, right, and rear neighbors (and their addresses) on the Neighbor Awareness Form. A neighbor's signature only confirms they saw the plans — objections do not automatically cause denial. Failure to get all required signatures may void approval.
- Variance & appeal process: If the architectural committee denies your request, you can submit a Variance Request Form describing your special circumstances, or appeal the denial to the Board of Directors using the Application for Appeal of Architectural Denial. The board will reconsider the denial based on your written explanation and supporting documents.
- LARMAC membership & facility access: As a Ladera Ranch homeowner (member of LARMAC), each household gets two free access cards; replacements cost $20. Cards are for permanent residents only. Tenants may get cards only with the owner's signed application. Each member may bring up to five guests per day to most facilities and must accompany them.
- Rentals & tenant rules: Owners are fully responsible for tenant compliance with all governing documents, including fines. Tenants must be listed on the lease to get a LARMAC access card. Owners cannot delegate assessment payment to tenants; failure to pay can result in lien/foreclosure and loss of facility access for both owner and tenant.
- Pets: No more than three usual household pets per residence. Dogs must be leashed on common property. Owners must clean up waste. Excessive barking is a nuisance. Female dogs in heat, pregnant, or lactating are not allowed in the dog park; dogs over 4 months must be vaccinated and licensed.
- Parking & vehicles: Prohibited vehicles (RVs, boats, commercial trucks, trailers, etc.) may not be parked on streets or common areas except briefly (max 36 hours) or stored in an enclosed garage. Non-prohibited vehicles cannot park on private streets for more than 96 hours without moving. No major vehicle repairs on common property. Parking on LARMAC lots is prohibited between midnight and 5 a.m. without written authorization.
- Signs, banners & flags: Political signs on LARMAC property are allowed only at specific intersection corners, max 30 days before an election, and must be professionally installed/removed by LARMAC. Personal, seasonal, real estate, and garage sale signs have size and duration limits. Flags (including U.S. flags) on private property must be well maintained; flagpoles require aesthetic committee approval.
