Bonita Village is a California condominium community that sets detailed rules about parking, vehicle types, and guest parking, plus rental requirements. The document is a set of rules and policies that bind unit owners and their tenants.
- Parking & vehicles: No vehicle repair, washing, or detailing allowed. Garages must be kept clear for at least the number of vehicles originally designed for. Speed limit is 10 mph. Overnight parking in common-area guest spots requires safelisting between 10pm and 6am. Each unit gets 45 safelist days per rolling 90-day period. Vehicles parked in fire lanes or blocking garages more than 15 minutes can be towed immediately.
- Authorized & prohibited vehicles: Allowed: standard passenger vehicles, passenger vans (≤10 people), motorcycles (≤45 decibels), and pickups under 1 ton — all within 7' wide, 18' long, 6'4" tall. Prohibited from guest spots: unregistered/non-op vehicles, off-road vehicles, buses, trailers, boats, personal watercraft, and any commercial vehicle with logos or company names. Oversized vehicles may only park in designated spots, not red-zone fire lanes.
- Leasing & rentals: Leases must be for at least 30 days (no short-term/hotel use). Owners must submit tenant info, provide a written lease that incorporates the governing documents, give a copy of those documents to the tenant, and file a copy of the lease with the association. When a unit is rented, the owner loses personal use of the common amenities — those pass to the tenant.
- Towing & enforcement: Any vehicle parked in violation of the parking rules — including fire lane, garage block, or un-safelisted overnight guest parking — is subject to immediate tow at the vehicle owner's expense. The association isn't liable for damage or theft. Violations may also lead to fines or enforcement action under the association's enforcement policy.
