What Continental Country Club Homeowners Association's governing documents say
Continental Country Club is a master-planned community in Flagstaff, Arizona, governed by a Homeowners Association (HOA) that binds all homeowners. This document is a set of supplemental rules for the single-family subdivisions within the community, establishing standards for occupancy, rentals, architectural changes, landscaping, and signage beyond the baseline CC&Rs. It is not the full governing document for the entire Continental Country Club.
- Occupancy & rentals: Lots are restricted to single-family use by one 'family' (a group of related adults or up to four unrelated adults). You may rent the entire lot to a single family, but not individual rooms. All rentals must be registered with the Association using a Tenant Registration Form, with a $25 processing fee for a change of tenancy. The owner remains liable for tenant violations.
- Architectural review: Any exterior changes — including painting, landscaping, fences, or new structures — must be submitted to the Architectural Control Committee (ARC) for written approval before starting work. Unapproved work may need to be undone at your cost. Use the Association's Design Review Form.
- Fences: Fences, walls, and hedges are prohibited unless approved. Allowed types: split-rail (max 42 inches tall, landscape purposes only), privacy fences (max 6 feet, attached to house, enclosing no more than 150 sq ft), and privacy screens (max 6 feet tall, max 30 total lineal feet). Ornamental iron may be considered case by case. Chain link and other metal fencing are banned unless concealed by wood.
- Landscaping & exterior maintenance: All lots must be free of litter, debris, and construction materials. Any landscaping changes require ARC approval. Natural and xeriscape landscaping are encouraged; plain dirt and weed cloth are prohibited. Exterior painting (including repainting) must use colors from the approved Association palette regardless of prior color.
- Signage: Permitted signs include: address/name signs (up to 2, max 100 sq in each), home security signs (up to 2, max 100 sq in each), construction signs (1 per company, max 24x30 in, removed after construction), 'For Sale'/'For Rent' signs, political signs (must comply with city ordinance and be removed 3 days after election), and garage sale signs (max 24x30 in, day of sale only).
