- What you own & maintain: You own the interior of your residential dwelling, including fixtures and lines that serve only your unit. The association maintains the common elements (landscaping, recreational areas, parking, private drives) and also paints exterior stucco and garage doors, replaces roofs, and maintains front-yard landscaping. You maintain all other parts of your unit and the limited common elements allocated to it (e.g., utility lines serving only your unit).
