Circle Cross Ranch is a standard single-family home HOA in Phoenix, AZ — you own your lot and house, and the association maintains shared common areas and enforces the rules set out in this Declaration. This document is the primary rulebook for the community, binding all current and future owners, tenants, and residents.
- Architectural review: Any exterior improvement that is visible from neighboring property (including landscaping, building, painting, solar collectors, satellite dishes, basketball hoops) must be pre-approved by the Architectural Committee. The committee has broad discretion over aesthetics and harmony with the community.
- Leasing & minimum lease term: Lots may be rented, but each lease must be for 30 days or longer. The lease must require the tenant to follow this Declaration.
- Pets & animals: No livestock. Household pets (dogs, cats, birds, fish) are allowed, but no more than 3 dogs, 3 cats, or a combined total of 4 dogs and cats per lot. Pets must be confined to the owner's lot and leashed when outside; they cannot become a nuisance.
- Parking & vehicles: No motor vehicles may be parked on lots or streets without approval, except for cars parked in garages or driveways (max 7 ft tall, 20 ft long). Inoperable vehicles cannot be stored visibly. Boats, trailers, RVs, and commercial vehicles are not allowed. Street parking is limited to 24 hours.
- Landscaping & maintenance: Front yard landscaping must be installed within 90 days of purchase. Owners must keep lots weed-free and maintained; grass must be overseeded in winter unless waived. Trash containers must be screened from view except on collection day.
- Signs: Only one small name/address sign (max 9"x30") and one temporary 'for sale/rent' sign (max 5 sq ft) are allowed per lot. Developer/builder signs are exempt during construction.
- Assessment & fees: Annual assessments are levied per lot, as well as potential special assessments and a cable service assessment. Delinquent assessments accrue interest at 18% per year and can result in a lien on the lot.
