Hunter Field Estates is a standard single-family home HOA in Peoria, AZ. These covenants, conditions, and restrictions bind all lot owners — the people who buy the homes — and are designed to keep the neighborhood uniform and well-maintained.
- What you own & maintain: You own your lot and your detached single-family home, but you must maintain the exterior (walls, roof, landscaping) in good, neat condition. The HOA maintains the common elements (Tracts A, B, and C — open space/drainage areas) and may maintain bordering landscaping if it chooses.
- Architectural review: Before building, changing, or even painting the outside of your house, you must submit plans to the HOA's Design Review Committee. The committee has 30 days to approve or disapprove; if it does nothing, your plans are automatically approved. Homes on Lots 7-17 must be single-story, under 25 feet tall, and have at least 2,500 square feet of living space.
- Leasing & rentals: You can lease your home, but only the entire lot and dwelling — no subdividing or renting out a room. The lease must be in writing for at least 30 days, and a copy must be given to the HOA. Transient/hotel-type rentals are banned.
- Pets: You may keep a 'reasonable number' of small ordinary household pets, as long as they are not a nuisance. The HOA decides what is reasonable and what counts as a nuisance.
- Parking & vehicles: Cars must be parked inside your garage. Street parking is only for deliveries, pickups, or short-term guests. No repair work on vehicles may be done where other lots or the street can see it.
- Assessments & fees: Every lot owner pays an equal share of the HOA's common expenses. Regular assessments can't go up more than 25% per year without a member vote. Special assessments require approval from two-thirds of voting members. There is also a $100 transfer fee to be paid by each new buyer when they purchase a lot.
- Use restrictions: Lots are for single-family residential use only. No businesses, no burning, no outdoor storage (unless approved), no signs (except a single 'for sale' sign), and no above-ground utilities. All improvements must be finished within one year of approval.
- Enforcement: If you break a rule, the HOA gives you 30 days' written notice to fix it. If you don't, the HOA can enter your lot to correct the problem and charge you for it, or sue you. The HOA can also record a lien on your lot for unpaid assessments, late fees, fines, and legal costs.
