Sunland Villas I & II is a condominium community in Mesa, AZ, restricted to residents 55 and older. You own your individual villa interior and share ownership of common elements, which the association maintains with monthly assessments.
- Age restriction (55+): No person under 55 may occupy a villa. At least one resident must be 55. The association may restrict or require removal of anyone under 55 who becomes objectionable.
- What you own & maintain: You own the villa interior, garage, and associated heating/cooling units. You must maintain your villa clean, neat, and in good repair. The association maintains general common elements and may make emergency repairs at your expense.
- Assessments & fees: Monthly assessments start at $78 (unit #1), $83 (#2), or $88 (#3) as of the declaration. The board can raise them up to 10% per year. A $10 late penalty applies after the 10th. Special assessments are allowed once per fiscal year with a majority owner vote.
- Leasing & rentals: Owners leasing must provide the association a certificate of residency before the tenant moves in. If you hire a property manager, you must give the association the management company's name, address, and phone number.
- Pets: No dogs, cats, reptiles, or similar creatures allowed. You may keep a fish tank and up to two birds.
- Parking & vehicles: No recreational vehicles (RVs, boats, campers, etc.) may be stored on the property except for loading/unloading (max 48 hours at a time, 10 days per year). Automobiles and golf carts in good repair may be kept in an enclosed garage or assigned space. Vehicles parked illegally may be towed.
- Architectural review: Prior written approval required for any exterior alteration, repair, repainting, or change visible to the public. The board may require plans, specifications, and a fee. Variances may be granted for hardship or emergency.
