What Centerra's governing documents say
This is the full Declaration of Covenants, Conditions, and Restrictions (CC&Rs) for Centerra, a single-family detached home HOA community in Goodyear, AZ. It binds all homeowners (called Owners) and sets the rules for what you can do with your lot, how the HOA operates, and what you must pay.
- What you own & maintain: You own your lot and the house on it. The HOA maintains the common areas (landscaped tracts, trails, perimeter walls, etc.) and carries master insurance on them. You are responsible for your home's exterior, landscaping, and all interior maintenance.
- Leasing & rentals: Leases must be in writing and have a minimum term of 30 days. There is no limit on the number of leases or a cap on rental percentage stated in this document.
- Pets: You may keep up to four common household pets (dogs, cats) per dwelling unit, but they cannot be bred or kept for commercial purposes. Pets must be kept in a fenced yard or on a leash, and cannot be a nuisance to neighbors.
- Parking & vehicles: All vehicles must be parked in garages or driveways. No trucks, RVs, boats, or trailers may be parked on lots or common areas (except guest vehicles for up to 7 days in a 6-month period). Inoperable vehicles are banned, and the HOA can tow violators at the owner's expense.
- Architectural review: You must get written approval from the HOA or its Architectural Committee before making any exterior change: paint colors, landscaping, fences, sheds, solar panels, antennas, etc. The committee has 60 days to respond to a complete application. Fees may apply.
- Assessments & fees: All lot owners pay annual and possibly special assessments. The board sets the budget and can increase assessments (subject to Arizona law). Late payments accrue 10% annual interest and a late fee. Unpaid assessments become a lien on your property.
- Use restrictions: Lots are for residential use only. Home businesses are allowed only if they comply with city rules. No noxious activities, no temporary structures used as residences, no outdoor antennas or satellite dishes without approval, and all signage is strictly limited.
- What this document doesn't cover: This document does not include age restrictions, income/affordability rules, rental caps, or specific amenities (pool, clubhouse). It also does not contain the current assessment dollar amounts or the association's bylaws. Those would be in separate documents.
