What L’edifice's governing documents say
This is the official rulebook for L’Edifice, a non-residential office condominium in Fountain Hills, Arizona. It governs what owners may and must do with their units, and it applies to anyone who owns a unit here. The community is for commercial and professional office use only — no residential, manufacturing, or industrial uses are allowed.
- Permitted use (office only): All units must be used for commercial or professional office purposes. No recreational, residential, manufacturing, or industrial use is permitted. Cooking is limited to microwaves and catered food; no other food preparation is allowed.
- Pets: No animals, birds, fowl, or livestock are allowed in or on any unit or common element, except for an assistance animal under the direct control of a disabled person.
- Leasing & rentals: All leases must be in writing and include a provision that the lease is subject to the condominium documents. The unit owner must provide the association with a signed copy of the lease and contact information at least 10 days before the lease begins. The owner is liable for any lease violations by the tenant or the tenant's guests.
- Parking & vehicles: Parking is allowed only in designated on-site paved parking spaces, and vehicles must fit within the painted lines. No vehicle repairs (except emergency), inoperable vehicles, or stored equipment are permitted. The board may tow violating vehicles at the owner's expense.
- Modifications & architectural review: Any structural additions, alterations, or improvements require prior written approval from the board, along with an architect's or engineer's certification. Nonstructural interior changes that do not affect mechanical systems do not need approval, but any Modification visible from the building's exterior must be approved. The board may charge a review fee and require a security deposit and liability insurance.
