- Permitted uses (business‑only): All units must be used exclusively for general business and retail. One restaurant up to 5,000 sq ft is allowed in Building C; no convenience stores, gas stations, auto repair, pet businesses, or outdoor recreation. No food or beverages prepared on premises may be sold except by that restaurant. Outside sale or display of goods requires Board approval.
- Leasing & rentals: An Owner may lease their unit; the lessee gets the right to use the common elements during the lease term, and the Owner loses that right until the lease ends. No minimum lease term is stated.
- Pets & animals: No animals are allowed in or on the condominium except seeing‑eye dogs.

Unpaid assessments accrue 18% interest and can become a lien on the unit.
- Insurance: The Association must carry property insurance on the common elements and units (at 100% replacement cost), broad liability insurance (at least $1M per occurrence), and workers’ compensation as required by law. Owners should carry their own insurance for improvements they install inside their units.
