Setbacks / home size
Front: 20 ft from front lot line. Rear: 5 ft (or 15 ft if bordering water/canal/drainage). Side: one side 10 ft from lot line; other side zero lot line (no setback). Subject to waiver/variance by Developer. (§7.7)
Use restrictions
Yes. All property shall be residential; no more than one single-family detached dwelling per lot; no division of dwelling; only one family per dwelling. (§7.1)
Voting & meetings
Class A (all Owners except Developer) – one vote per lot. Class B (Developer) – nine votes per lot owned. Class B converts to Class A upon certain events (when Class A votes equal Class B, or June 1, 1999, or Developer waiver). (§3.3)
