Assessments & dues
Annual assessments fixed at uniform rate, but Board may levy different amounts based on zoning classification of Residential Lot. Amount set by Board at least 30 days in advance, notice sent to Owners. (Section 5.07)

Use restrictions
All Lots shall be used for single-family residential purposes exclusively. No Lot shall be subdivided or re-subdivided without prior written approval of Developer. (Article I, Section 1.01)
Voting & meetings
One (1) vote for each Residential Lot owned. When more than one person holds an interest, only one vote per Lot. Developer has exclusive voting rights while owning any portion of the Development. (Section 4.02)
