Assessments & dues

Initial annual assessment $300 per homeowner (as of January 1, 1998). (Articles VI B i)

Special assessments

Fences

One copy of plot plan, building plans and specifications must be submitted to ACC and written approval obtained before commencement of construction or site preparation. (Covenants Section 3)

Minimum 1700 sq ft of heated and cooled, enclosed livable floor space measured from exterior walls. (Covenants Section 2)

Voting & meetings

One vote per lot owned. Joint owners have only one vote per lot. Mortgagees are not considered record owners. (General Conditions Section 1 (last sente)

Amendments

Requires approval of at least 75% of record owners (one vote per lot), plus written approval from developer as long as developer owns any lot, and must be duly recorded (General Conditions Section 1)
